How do I know a project is fairly priced?
Every project on relai shows its ₹/sq ft against the median for its own micro-market, and how many projects that median is drawn from. If a project sits 20% above its locality, the card says so before you click.
What's actually available right now?
We hold configuration-level data: which BHKs a project sells, sizes, and what is marked sold out. Availability moves faster than any website, so an advisor confirms live status with the builder before a site visit.
How do I compare two localities?
Every locality has its own page with price band, project count and how it compares to neighbouring areas. We cover 221 localities in Hyderabad and 256 in Bangalore.
Will the project be delivered on time?
This is what GRID weighs most heavily. We compare a builder's declared timelines with RERA filings and our own construction-progress checks. Every builder page shows projects scored, average GRID and Google rating; complaint and delay history is still in verification.
Do you have east-facing units?
Tell relai Genie your facing preference and it will filter to matching projects. One thing worth knowing: builders in both cities charge for facing through preferential location charges rather than the base rate, so an east-facing unit is usually the same ₹/sq ft plus a separate premium, and that premium is negotiable.
How do I check whether a builder is trustworthy?
Every builder has a profile: projects scored, average GRID and Google rating. All 6,407 projects in our database carry a RERA number, checked against the state portal. Complaint and delay history is in verification, and we only show what we can stand behind.
How does relai make money, and does that bias the advice?
You pay nothing. When you buy, the builder pays relai a fee, the way they pay any sales partner. That could bias an advisor, so here is how we keep it out. We advise, we don't push: the decision is always yours. We recommend the right home for you whether or not its builder pays us, and many of the projects we score are from builders we have no agreement with. Every project is scored on the same published rules, and whether a builder pays us is not one of the inputs. If a project scores badly we say so, whoever built it.
Is relai a broker?
No. We are a buyer-side advisory. We do not list property, and every buyer sees the same scorecard.

Yes, and it is one of the most common ways buyers use relai. We run the full scorecard on your shortlist and tell you what the brochure did not.
Do you help NRIs?
